Turnkey Espresso Bar - Freehold Shop Included Melbourne

This is an opportunity to acquire a freehold retail shop in a high-traffic Melbourne building, with a trading espresso bar already in place. The purchase price of $500,000 is walk-in walk-out and covers the freehold interest in the shop together with the business, plant and equipment. A substantial fit-out, costing more than $150,000, remains in site. The premises sit within a busy food court that offers indoor and outdoor seating and consistent passing trade throughout the day. Street parking is available. The site has traded for approximately one year. Average weekly revenue over that year was $5,000. The operation is supported by two casual employees and can be run by one person, great for a passionate owner- landlord-operator. Handover is walk-in walk-out. Training and support will be provided to assist a smooth transition. The incoming owner takes the freehold title, the fitted shop and the existing trading setup in a single transaction, without a lease to assign. Can lease out for upto $35,000 per annum What is included * Freehold ownership of the shop - this is the asset being purchased * Asking price $500,000 walk-in walk-out * Fitted espresso bar ready to trade * Fit-out more than $150,000 * Plant and equipment included * Tested weekly revenue of $5,000 * Food-court position with indoor and outdoor seating * High passing foot traffic next to the lifts of a tower. * Street parking * Two current employees; operable with two people including the owner * Walk-in walk-out handover, * Growth and concepts are available to a new owner A purchaser who owns the shop can refine the offer, extend marketing (including a website and social channels), and adjust the concept within the building?s rules. Those steps are opportunities, not forecasts. This combination is uncommon: freehold title to the shop, a completed fit-out of more than $150,000, and a trading espresso bar transferring walk-in walk-out for $500,000. It is a unique opportunity to invest into CBD while it is affordable. Inspections are by appointment.
